제 1 조 (개요)

KRN Realty LLC(이하 “회사”)는 www.krnrealty.com에서 온라인 부동산 광고 및 검색 플랫폼(이하 “서비스”)을 운영합니다. 회사는 회원님의 개인정보를 중요하게 생각합니다. 본 개인정보 처리방침은 회사가 어떤 개인정보를 수집하는지, 왜 수집하는지, 누가 제공받는지, 얼마나 보관하는지, 그리고 회원님이 행사할 수 있는 선택권과 권리를 설명합니다. 본 방침은 부동산 에이전트(이하 “에이전트”)와 일반 이용자를 포함하여 서비스를 이용하는 모든 분에게 적용됩니다.

제 2 조 (수집하는 개인정보 항목)

회원님이 직접 제공하는 정보:

• 계정 정보 — 이름, 이메일 주소, 비밀번호. 에이전트는 추가로 전화번호(SMS 인증)를 제공합니다. 일반 이용자에게는 전화번호를 요구하지 않습니다.
• 에이전트 전문 정보 (에이전트 한정) — 부동산 라이선스 번호와 발급 주, 소속 중개사명, 카카오톡 ID(선택), 프로필 사진, 자기소개, 전문 분야, 서비스 지역
• 매물 및 콘텐츠 — 에이전트가 게시하는 매물, 사진, 설명 등의 콘텐츠, 일반 이용자가 제출하는 매수/매도 요청 및 문의(희망 지역, 예산, 매물 유형, 메시지 내용 등)
• 선호 정보 — 선호 지역, 매물 유형, 이메일 수신 동의 여부
• 커뮤니케이션 — 서비스를 통해 제출하는 메시지와 문의, 회사에 보내는 이메일

자동으로 수집되는 정보:

• 이용 및 기기 정보 — 방문 페이지, 이용 기능, 방문 일시, 브라우저 및 기기 유형, IP 주소(전화번호 인증 시도 및 마케팅 수신 동의 변경 시 보안 목적의 IP 기록 포함)
• 대략적 위치 — 검색 추천의 정확도를 높이기 위해 IP 주소로부터 추정되는 대략적인 위치. 정밀 GPS 위치는 수집하지 않습니다.
• 쿠키 및 유사 기술 — 제5조 참조

결제 정보: 결제는 결제 처리업체가 처리합니다. 회사는 카드 번호 전체를 수신하거나 저장하지 않습니다 — 카드 정보는 결제 처리업체로 직접 전달되며, 회사는 결제 확인 내역, 카드 브랜드, 영수증과 고객 지원을 위한 마지막 네 자리만 제공받습니다.

제 3 조 (개인정보의 이용 목적)

• 회원 가입, 인증 및 계정 관리
• 에이전트 프로필과 매물의 게시 및 홍보 (서비스의 핵심 광고 기능)
• 일반 이용자의 매수/매도 요청을 서비스 지역이 맞는 에이전트와 매칭하고 에이전트의 응답을 이용자에게 전달
• 서비스, 결제 및 인증 관련 커뮤니케이션 발송, 그리고 동의한 경우 마케팅 이메일 발송(언제든지 수신 거부 가능)
• 에이전트 도구 운영(분석 도구 포함) — 에이전트가 AI 지원 기능(매물 설명 개선, 분석 요약 등)에 입력하는 텍스트는 결과 생성을 위해 회사의 AI 서비스 제공업체가 처리합니다
• 발급 기관의 공개 기록을 통한 에이전트 라이선스 정보 확인 (제4조 제4항 참조)
• 사기, 중복 계정, 무료 체험 남용 방지 및 서비스 보안 유지
• 법적 의무의 이행

제 4 조 (개인정보의 제공)

회사는 회원님의 개인정보를 금전을 대가로 판매하지 않습니다. 개인정보는 다음의 경우에만 제공됩니다.

1. 서비스 제공업체(수탁업체). 회사는 서비스 운영을 위해 전문 업체를 이용하며, 이들은 회사의 지시에 따라서만 데이터를 처리합니다: 결제 처리, SMS 인증, 이메일 발송, 데이터베이스 및 인증 호스팅, 웹사이트 호스팅, 지도, 분석, 광고 및 AI 처리 분야입니다. 이들 업체는 계약 또는 공개된 약관에 따라 회원님의 데이터를 자신의 무관한 목적으로 사용할 수 없습니다.
2. 회사는 에이전트에게 이용자의 연락처를 제공하지 않습니다. 일반 이용자가 매수/매도 요청을 제출하면 에이전트는 요청 내용(지역, 예산, 매물 유형, 메시지)만 볼 수 있으며, 이용자의 이름, 이메일, 연락처는 절대 볼 수 없습니다. 에이전트는 서비스를 통해 응답하고, 각 응답에는 해당 에이전트의 연락처가 포함되며, 이용자가 에이전트에게 연락할지 여부와 방법을 결정합니다. 이용자가 이후 에이전트와 공유하는 정보는 서비스 외부에서 이용자가 직접 공유하는 것입니다.
3. 회원이 선택한 공개 게시. 에이전트의 프로필과 매물은 공개를 목적으로 합니다 — 에이전트의 이름, 소속 중개사, 라이선스 번호, 연락처, 사진 및 매물은 광고가 곧 에이전트가 가입한 서비스이기 때문에 서비스에 공개 게시됩니다.
4. 라이선스 확인 (공개 기록). 가입 시 및 주기적으로, 회사는 에이전트의 라이선스 번호와 명의를 발급 주 기관의 공개 라이선스 조회 — 일반 시민 누구나 할 수 있는 것과 동일한 공개 검색 — 를 통해 확인합니다. 조회 시 전송되는 것은 그 자체로 공개 기록인 라이선스 번호뿐입니다.
5. 광고 및 분석 쿠키.제3자 광고(Google AdSense) 및 분석(Google Analytics, Vercel Analytics) 기술이 서비스에서 기기 식별자와 이용 데이터를 수집할 수 있으며, 자세한 내용은 제5조에 있습니다. 일부 주법상 이는 광고 목적의 “공유”로 간주될 수 있습니다.
6. 분석 도구 데이터 소스. 에이전트가 분석 도구에 입력하는 매물 주소는 시장 데이터 조회를 위해 회사의 부동산 데이터 제공업체로 전송됩니다. 에이전트의 신원은 함께 전송되지 않습니다.
7. 법적 요구. 법령, 규정, 소환장 또는 수사기관의 공식 요청에 따라 요구되는 경우, 또는 회사, 회원 및 타인의 권리, 재산, 안전을 보호하기 위해 정보를 공개할 수 있습니다.
8. 사업 양도. 회사가 합병, 인수 또는 자산 매각에 관련되는 경우, 개인정보는 본 방침에 따라 해당 거래의 일부로 이전될 수 있습니다.

제 5 조 (쿠키, 분석 및 광고)

1. 필수 쿠키는 로그인 상태를 유지하고 인증이 작동하도록 합니다. 이를 차단하면 서비스 이용이 제한될 수 있습니다.
2. 분석(Google Analytics, Vercel Analytics)은 서비스 이용 현황을 파악하여 서비스를 개선하는 데 사용됩니다.
3. 광고(Google AdSense)는 관심사 기반 광고를 포함한 광고 게재를 위해 쿠키를 사용할 수 있습니다. Google 광고 설정(adssettings.google.com), 업계 옵트아웃 도구(aboutads.info/choices), 그리고 브라우저의 쿠키 설정을 통해 광고 맞춤화를 관리할 수 있습니다.
4. Do Not Track.일부 브라우저는 “추적 금지(DNT)” 신호를 전송합니다. 대부분의 서비스와 마찬가지로 본 서비스는 현재 DNT 신호에 응답하지 않습니다.

제 6 조 (이용자의 권리 및 선택)

회원은 언제든지 대시보드에서 개인정보를 확인하고 수정할 수 있습니다. 또한 거주 주(캘리포니아 포함)에 따라 다음 권리를 가질 수 있습니다.

• 알 권리/열람 — 회사가 보유한 개인정보의 항목과 구체적 내용의 요청
• 삭제 — 개인정보의 삭제 요청
• 정정 — 부정확한 개인정보의 정정 요청
• 차별 금지 — 이러한 권리 행사를 이유로 차별적 대우를 받지 않을 권리

권리 행사 방법: 가입 시 등록한 이메일 주소에서 hello@krnrealty.com으로 이메일을 보내주세요. 계정 삭제의 경우 제목에 [계정 삭제 요청]을 포함하고 본문에 “본 이메일 주소에 연결된 계정의 영구 삭제를 요청합니다.”라고 작성해 주세요. 회사는 등록된 이메일 주소로 요청자 본인 여부를 확인하고, 관련 법령이 정한 기간 내에 응답하며, 법령이 인정하는 범위에서 공인 대리인의 요청을 처리합니다. 계정이 삭제되면 제7조의 보관 규정에 따르는 경우를 제외하고 모든 데이터(매물 정보, 프로필, 업로드된 이미지 및 모든 관련 정보)가 영구적으로 삭제되며 복구할 수 없습니다.

제 7 조 (개인정보의 보유 기간)

• 회사는 회원 자격이 유지되는 동안 개인정보를 보유하며, 회원 탈퇴 시 지체 없이 삭제합니다.
• 유료 에이전트 멤버십에서만 제공되는 프로필 정보(서비스 지역, 자기소개, 전문 분야, 프로필 배지, 프로필 사진 등)는 유료 멤버십 기간 동안에만 보유되며, 무료 멤버십으로 전환되거나 무료 기간이 종료되면 영구적으로 삭제됩니다.
• 가입 절차를 완료하지 않고 인증되지 않은 미완료 가입은 수 시간 내에 자동 삭제됩니다.
• 결제 및 거래 기록(거래 내역, 청구서 기록)은 관련 세법(IRS, 캘리포니아 프랜차이즈 세무국)에 따라 마지막 거래일로부터 최대 7년간 보관 후 영구 삭제됩니다. 이는 캘리포니아 소비자 개인정보 보호법(CCPA) 제1798.105조 (d)(8)항에 의거한 법적 의무 면제 사항입니다.
• 법령상 요구되거나 사기 및 남용 방지를 위해 필요한 경우 제한된 정보를 더 오래 보관할 수 있습니다.

제 8 조 (보안)

이용자의 정보는 암호화된 연결(HTTPS)을 통해 전송되며, 데이터베이스, 호스팅, 결제 처리를 담당하는 외부 전문 업체의 인프라에 보관됩니다. 각 업체는 자체 엔터프라이즈급 보안 체계와 업계 인증을 유지하고 있습니다. 카드 번호는 결제 처리 업체가 전담하며, 회사 시스템에는 저장되지 않습니다. 이용자의 정보는 미국에서 보관 및 처리되며, 미국 법률의 적용을 받을 수 있습니다. 어떠한 전송 또는 저장 방식도 100% 안전하지 않으며, 절대적인 보안은 보장할 수 없습니다.

제 9 조 (아동의 개인정보)

회원 가입은 만 18세 이상만 가능합니다. 회사는 만 13세 미만 아동의 개인정보를 고의로 수집하지 않습니다. 만 13세 미만 아동이 개인정보를 제공했다고 판단되는 경우 hello@krnrealty.com으로 연락해 주시면 신속히 삭제하겠습니다.

제 10 조 (개인정보 처리방침의 변경)

본 방침의 내용 추가, 삭제 및 수정이 있을 경우, 변경사항 시행 최소 7일 전에 이메일 등 적절한 방법으로 회원에게 고지합니다. 상단의 시행일은 최신 개정일을 반영합니다.

제 12 조 (지배 언어)

본 방침은 영문으로 원작성되었습니다. 회사는 한국어를 주로 사용하는 회원의 편의를 위해 한국어 번역본을 제공합니다. 영문본과 번역본 사이에 불일치가 있는 경우 영문본이 우선합니다.

1. Introduction

KRN Realty LLC (the “Company,” “we,” “us”) operates the online real estate advertising and discovery platform at www.krnrealty.com (the “Service”). We value your privacy. This Privacy Notice explains what personal information we collect, why we collect it, who receives it, how long we keep it, and the choices and rights you have. It applies to everyone who uses the Service — real estate agents (“Agents”) and general users (“Users”).

2. Information We Collect

Information you provide:

• Account information — name, email address, and password. Agents additionally provide a phone number (verified by SMS code); Users are not asked for a phone number.
• Agent professional information (Agents only) — real estate license number and license state, brokerage name, KakaoTalk ID (optional), profile photo, biography, specialties, and service areas.
• Listings and content — property listings, photographs, descriptions, and other content Agents post; buy/sell requests and inquiries Users submit (such as desired locations, budget, property type, and message text).
• Preferences — preferred locations, property types, and email opt-in choices.
• Communications — messages and inquiries submitted through the Service, and emails you send us.

Information collected automatically:

• Usage and device data — pages visited, features used, visit timestamps, browser and device type, and IP address (including IP address logging for security during phone-verification attempts and marketing-consent changes).
• Approximate location — an approximate location derived from your IP address, used to make search suggestions more relevant. We do not collect precise GPS location.
• Cookies and similar technologies — see Section 5.

Payment information: payments are processed by our payment processor. We never receive or store your full card number — it goes directly to the processor; we receive only confirmation of payment, the card brand, and the last four digits for receipts and support.

3. How We Use Information

• Member registration, authentication, and account management;
• Displaying and promoting Agent profiles and listings (the core advertising function of the Service);
• Matching Users' buy/sell requests with Agents whose service areas fit, and delivering Agents' responses to Users;
• Sending service, billing, and verification communications, and — with your consent — marketing emails (opt-out available at any time);
• Operating Agent tools, including analysis tools; text an Agent enters into AI-assisted features (such as listing-text enhancement or analysis summaries) is processed by our AI service provider to generate the result;
• Verifying Agent license information against the issuing authority's public records (see Section 4.4);
• Preventing fraud, duplicate accounts, and free-trial abuse, and keeping the Service secure;
• Complying with legal obligations.

4. How We Disclose Information

We do not sell your personal information for money. We disclose personal information only as follows:

1. Service providers (processors). We use specialized companies to run the Service, and they process data only on our instructions, in the following categories: payment processing, SMS verification, email delivery, database and authentication hosting, website hosting, maps, analytics, advertising, and AI processing. These providers are contractually or by their published terms restricted from using your data for their own unrelated purposes.
2. We never give agents your contact information.When a User submits a buy/sell request, Agents see the request content only (locations, budget, property type, message) — never the User's name, email, or contact details. Agents respond through the Service; each response carries that Agent's own contact information, and the User decides whether and how to contact an Agent. Any information a User then shares with an Agent is shared by the User directly, outside the Service.
3. Public display you control.Agent profiles and listings exist to be public — an Agent's name, brokerage, license number, contact details, photo, and listings are displayed on the Service because advertising them is the product the Agent signed up for.
4. License verification (public records).At registration and periodically, we confirm an Agent's license number and licensee name against the issuing state authority's public license lookup — the same public search any member of the public can perform. Only the license number, which is itself a public record, is submitted in the lookup.
5. Advertising and analytics cookies.Third-party advertising (Google AdSense) and analytics (Google Analytics, Vercel Analytics) technologies may collect device identifiers and usage data on the Service, as described in Section 5. Under some state laws this may be considered “sharing” for advertising purposes.
6. Analysis-tool data sources.Property addresses that Agents enter into the analysis tools are sent to our real estate data provider to fetch market data. The Agent's identity is not sent with the query.
7. Legal requirements. We may disclose information when required by law, regulation, subpoena, or an official request from law enforcement, or to protect the rights, property, or safety of the Company, our members, or others.
8. Business transfers. If the Company is involved in a merger, acquisition, or sale of assets, personal information may be transferred as part of that transaction, subject to this Notice.

5. Cookies, Analytics, and Advertising

1. Essential cookies keep you logged in and make authentication work. Blocking them may prevent you from using the Service.
2. Analytics (Google Analytics, Vercel Analytics) help us understand how the Service is used so we can improve it.
3. Advertising(Google AdSense) may use cookies to serve ads, including interest-based ads. You can manage ad personalization through your Google Ads Settings (adssettings.google.com), industry opt-out tools (aboutads.info/choices), and your browser's cookie settings.
4. Do Not Track.Some browsers send “Do Not Track” signals. Like most services, the Service does not currently respond to DNT signals.

6. Your Rights and Choices

You can view and update your personal information at any time in your dashboard. In addition, depending on your state of residence (including California), you may have the right to:

• Know/Access — request the categories and specific pieces of personal information we hold about you;
• Delete — request deletion of your personal information;
• Correct — request correction of inaccurate personal information;
• Non-discrimination — not receive discriminatory treatment for exercising these rights.

How to exercise these rights: email hello@krnrealty.com from your registered email address. For account deletion, use the subject line [Account Deletion Request]and state in the body: “I request the permanent deletion of my account associated with this email address.” We will verify requests using your registered email address, respond within the time required by applicable law, and honor requests from authorized agents where the law provides for them. Once your account is deleted, all your data (property information, profile, uploaded images, and all related information) is permanently deleted and cannot be recovered, subject to the retention rules in Section 7.

7. Retention

• We retain personal information while your membership is active and delete it promptly upon account termination.
• Profile information available only on paid Agent memberships (service areas, biography, specialties, profile badge, profile photo, etc.) is retained only during the paid-membership period and is permanently deleted when the account switches to the Free membership or a free period ends.
• Incomplete signups are deleted automatically within hours if registration is never completed and verified.
• Financial and billing records (transaction history, invoice records) are retained for up to 7 years from the date of the last transaction as required by applicable tax laws (IRS, California Franchise Tax Board), then permanently deleted. This retention is permitted under CCPA § 1798.105(d)(8) as a legal-obligation exemption.
• We may retain limited information longer where required by law or necessary to prevent fraud and abuse.

8. Security

Personal information is transmitted over encrypted connections (HTTPS) and stored on infrastructure operated by established third-party providers, including our database, hosting, and payment processors, which maintain their own enterprise-grade security programs and industry certifications. Card numbers are handled exclusively by our payment processor and are never stored on our systems. Your information is stored and processed in the United States and may be subject to U.S. law. No method of transmission or storage is 100% secure, and absolute security cannot be guaranteed.

9. Children

Accounts may only be created by users 18 or older. We do not knowingly collect personal information from children under 13. If you believe a child under 13 has provided personal information to us, contact hello@krnrealty.com and we will promptly delete it.

10. Changes to This Notice

When we add to, delete from, or modify this Notice, we will notify members through appropriate channels such as email at least 7 days before the changes take effect. The Effective Date at the top reflects the latest revision.

This Notice was originally drafted in English. The Company provides a Korean translation for the convenience of members whose primary language is Korean. In the event of any discrepancy between the English version and any translation, the English version controls.
